Why Paris?

When one of my rental apartments became vacant, and the first tenant moved in with his own furniture and immediately put up an Eiffel Tower wallpaper in the hallway, I couldn’t ignore that wall when planning the furniture and decor. Either I take down the wallpaper or I “build” the apartment around it. The French atmosphere was reinforced by the fact that the café below the apartment – for the first time this spring – with its exposed metal tables, chairs and striped parasol, created a Monmartre atmosphere on that part of the street just below my window. The tiling in the kitchen is also quite romantic. And so it was decided: the apartment in Újlipót will have a romantic, Frenchy, slightly bohemian feel.

 

This wallpaper was put up by the previous tenant. We had to build the apartment around it.

Recycled furnishing

For this style, I was able to make good use of the furniture and objects I had in my storage room – still left from my hostel and airbnb apartments – such as the huge military weapons crates. These used to be lockable backpack storage units, and now they have been repainted white and given a new life in this apartment as a hall bench and a coffee table on wheels. The rocking chair inherited from my grandmother and the big black antique desk inherited from my dad also fit the bohemian Parisian vibe and in these ‘home office days’ have become a real attraction in the eyes of tenants. In the end I only had to buy one piece of furniture for the apartment, a dining table, all the other furniture was reused.

 

The weapons crates used as lockers in the hostel are being revived with a new function.

Quick release or above average price?

They loved the apartment. In total I showed it to 14 people and a week after the advertisement the lease was signed with the perfect tenant. When it comes to my own apartments, I prefer a quick rent to an ideal tenant than a higher price. With this apartment I could have waited a little longer and the price could have been higher, but for me it was important to rent immediately and to be able to choose between possible tenants. But since there was still continued interest in the apartment after the release, I could have easily opted for a few weeks more selling time, but at an even higher price. The strategy is always decided by the client.
